Being a landlord in 2024 comes with its fair share of obstacles! Having been in the property industry for almost a decade, I’ve had the privilege of working closely with landlords, like yourself, and have witnessed first-hand many landlords falling foul of compliance due to lack of knowledge, particularly in the face of ever-evolving legislation that often arrives with minimal warning.

The concerns can range from simple mistakes like letting safety certificates expire, failing to register a deposit, neglecting right-to-rent checks, or not serving appropriate documents at the start of tenancy, to more intricate matters such as licensing or HMO (House in Multiple Occupation compliance. Regardless of the specific mistake made, all of these common mistakes come with significant liability in the form of potential prosecution, fines, and banning orders. In severe cases, certain offences can even lead to prison sentences!

Many landlords are also concerned about the financial aspect of their property investments. The primary reason we invest in property is to generate income.
